BUILDING SPECIFICATIONS

1. FOUNDATION

Prepare strip footing for inspection of building inspector and engineer for soil test

Digging of foundation – 800 wide x 600 depth.
Installation of 4 x Y12 steel, with 500 cross bars every meter.
NB: If foundation has to be deeper/wider according to Engineers DCP test, and extra steel is required, all the cost will be for the clients account.

Cast concrete to engineer's specifications and concrete strength

Build up foundation walls and fill with concrete

Prepare and fill foundation

Rammer and compact filling to engineer's specification

2. STRUCTURE

Build house 280mm cavity walls according to approved plan with Imperial cement bricks.

Every 3rd row 57mm brick force and butterflies

Lintels over all openings

Build in of "hoepel', four rows from wall plate

3. ROOF

Erection of roof trusses with bracing straps, wall plates, underlay

Erection of charcoal corugated sheets

Torch-on waterproofing

4. PLASTER

Inside plaster: smooth

Outside plaster: uneven plaster - West Coast style

Topping of 25mm on all concrete floors 

5. CEILING 

Install 30mm Isoboard op 38 x 38 battens 

Install Dynamic Venetian cornice. 

No ceiling in garage 

No ceiling at entrance stoep 

6. DOORS 

Install wooden frames, no sills, for internal doors

Install internal hollowcore Veneer horizontal doors - PC price R500 p/door

Dortello stainless steel hinges and Dortello stainless steel locks and handles

Aluminium back door and aluminium front door with clear glass. ( Sandblasting optional)

Install 1 x 2,1m aluminium happy doors - as per development. (if applicable as on plan)

Install one meranti garden gate (Optional)

lnstall one sectional Aluzink charcoal garage door with motor.

En-suite door in 2 bedroom house is optional – R2 000

7. WINDOWS 

Install charcoal aluminium window frames 

Sealing of all windows and doors outside 

8. BUILT-IN CUPBOARDS 

16mm press wood carcasses with 2mm impact edging doors on kitchen and bedrooms 

Colour of cupboards will be Vancouver Maple or three other similar colours. (all other colours will be charge extra) 

Kitchen: Bottom and top units as per building plan, with stainless steel bar handles, Rustenburg granite tops. Breakfast nook is optional. (R25 000 extra – Rustenburg granite included)

Bedrooms: Built-in cupboards in all three bedrooms (1,8m in main bedroom and 1m in second and third bedroom) stainless steel bar handles 

Bathrooms: Built-in two door vanities with Rustenburg granite tops

9. PLUMBING

Install all waste lines and drains to main connection

Tubing of all plumbing pipes

All pipe work cut into walls, will be covered with fibre netting before plaster 

One x 150 litre 400kpa geyser (solar geyser optional)

Basins - Square 400 x 400 - PC price R500 p/basin

Showers - standard 900 x 900 white. PC price R2000 p shower

Taps - Miami range - PC price R800 p/tap

10. ELECTRICITY

Tubing of all electricity pipes and boxes

All switches will be from S2000 range or similar

11. FLOORING (house and stoeps)

Bedrooms - laminated floors PC price R150p/m2 (labour included)

Skirting - 69 mm pine skirting

Balance of floor areas - tiled, porcelain or Hard body Ceramic tiles 600 x 600 house - PC price R150 p/m

Skirting - 80mm tiled skirting (inside house)

Shower floors to be tiled with squarecut tiles not bigger than 75mm

12. WALL FINISHINGS

Kitchen - 3 rows high above work tops (builders choice of tiles)

Bathroom: tiled 1,5m high - shower tiled in full

13. PAINTING

Outside: one layer plaster primer, two layers of white paint

Inside: Easy-skim all walls, two layers of washable paint

14. BRAAIS

Install 1 x 1,2m Thermo braai - in lounge - PC price R4 500

(if applicable on specific building plan)

One built-in braai on patio

(Ash pan for braai optional  - R3000 extra)

15. PATIO

Patio will be covered with corugated sheeting, Isoboard ceiling, one meter high balustrade railing. (if applicable according to building plan) Floor covering - tiles. No Gutters on house. Gutter and downpipe in front of Patio are optional – R2 000 extra.

 

16. PERGOLA / ENTRANCE

150 x 50 pine rafters.

Slats optional – R15 000 painted white

17. ENTRANCE STOEP (ONLY APPLICABLE FOR PLANS C & D)

150 x 50 Pine Rafters

Corrugated sheeting.

Roof coverage of 3 x 1,5 m

No ceiling.

18. PAVING

Charcoal cement pavers in driveway, under pergola

Path to front door.
Path from back door to washing yard.

Additional paving will be at extra cost
